Steps for the Selling Process


First, let’s talk about your goals.

 

  • Do you need a quick sale due to a job transfer or other life event? Or is
    getting the highest sale price for your home what is most important to you and you are willing and able to wait for just the right offer?

Next I will do a thorough walkthrough of your home to identify its unique features. This is also when I want to hear from you about what you love about your home.

 

  • What do you think a potential buyer should know?
  • What updates have you done? New HVAC? New windows? Cosmetic updates?
  • It’s also good to share what you and your family have enjoyed most about your home. Are the neighbors friendly or is it close to a popular park? If your family enjoyed something in particular about the home, chances are that a buyer will too.
Depending on the condition of your home and its aesthetics, we may enlist the services of a designer to come help us stage the home using your personal items. If the home will be vacant while it is on the
market or if you prefer to remove your personal items from the home, we can choose to have the property professionally staged. This is something we will discuss to determine how best to market your home for the maximum return on your investment.

I will do a market analysis to see what similar homes in your area have been selling for. I will compare your home to these previously sold homes along with those currently for sale in the market, and together we will land on a competitive price. Correct pricing is key to getting lots of eyes on your home, maximizing its exposure, and finding the right buyers.
 
Any and all offers that come in will be presented to you, and if in a multiple offer situation, I will do a detailed comparison of the terms of each offer so that you can make the best possible decision regarding the sale.

Once we are under contract, I will be your advocate as we navigate through the inspection and appraisal of your home. Should we be asked to make adjustments or repairs, we will talk through our options to determine if making the repair or simply offering a credit makes the most sense. For the appraisal, I will arm the appraiser with recent comps that support our price and share with them the strengths of the home.


After we have negotiated any repairs or credits, we will be in the home stretch and I will look forward to seeing you at the closing table!
